Is Your Property Sitting Empty? This Could Be Why

If your rental property is taking longer to fill right now, you’re definitely not the only one noticing it.

The market has shifted.

There are more properties available, fewer tenants actively looking, and the ones who are looking tend to be more selective.

So if something feels harder than it used to – it’s not just you.

But you don’t have to put with your property sitting empty. And it’s also not something you have to just “wait out”.

Most of the time, there’s a reason behind it.

Rent expectations might be slightly off

A really common mindset is:

“I got $700 a week last time, so I’ll just go for that again.”

Completely understandable. But renters are looking at things differently right now.

They’re comparing more, taking their time, and if they see something similar for even a bit less – that’s usually where they’ll go.

Holding out for that extra $20–$50 a week can sometimes mean your property sits empty for a couple of weeks… or longer.

In a lot of cases, adjusting the rent gets things moving again. And you end up in a better position overall.

 Being a hard “no” to pets can narrow things quickly

Pets can be a sticking point. You may have had a bad experience at some point, so saying no feels safer.

But for many renters now, pets are part of their family (especially here in New Zealand).

If pets are completely off the table, you’re automatically ruling out a big chunk of otherwise good applicants.

But more than anything, being open (not careless, just open) tends to bring in more applications. Not only that but you tend to get better options to choose from.

You might be overlooking good tenants without realising

It’s pretty normal to have a “type” in mind (families, for example).

However don’t shut your mind of to other tenant groups such as professional groups in their mid to late 20’s with stable fulltime work.

While there can be concerns around wear and tear or turnover, that’s not always how it plays out.

A lot of these tenants are:

  • Financially consistent
  • Long-term renters
  • Respectful of the property

It usually comes down to looking at the full picture (including references, income, history etc) rather than just the category they fall into.

Presentation plays a bigger role than it used to

With more properties on the market (especially newer ones), tenants have more choice.

So how your property comes across really matters.

Things like:

  • Photos
  • Lighting
  • Cleanliness
  • Overall feel

can be the difference between someone booking a viewing… or scrolling past.

It doesn’t always mean big renovations either. Sometimes small changes make a noticeable difference.

It often just comes down to adapting a little

The market isn’t what it was a year ago.

There’s more supply, tenants are more price-conscious, and expectations have shifted.

The properties that are renting quickly right now usually have one thing in common:

The landlords have adjusted.

Not dramatically, but just enough.

A tweak to rent.
Being open to pets.
Considering a wider range of tenants.

That’s often all it takes.

It’s usually a few small things adding up.

And the landlords who are willing to shift slightly tend to:

  • Fill their properties faster
  • Have fewer gaps between tenancies
