Healthy Homes compliance becomes non-negotiable on 1 July 2025.

The Tenancy Tribunal means business. Under section 45 of the Residential Tenancies Act, fines of up to $7,200 per breach can apply.

Find out what’s missing. Saying “I didn’t know” won’t protect your wallet.
2️⃣ Get the work booked – today.
Tradespeople are in high demand. Delay means downtime. Downtime means lost rent.
Quick Refresher: What Does Healthy Homes Compliance Actually Mean?
If you’re unsure of the details, here’s what your property needs to meet:
🔥 Heating Standard
The main living room must have a fixed heater capable of warming the room to at least 18°C.
There’s a specific calculation involved – it’s not just about size.
🧤 Insulation Standard
Ceiling and underfloor insulation must meet the 2008 Building Code. If it was installed earlier, it must still be at least 120mm thick, dry, and in good condition (no gaps, sagging or damp).
💨 Ventilation Standard
Every habitable room must have openable windows.
Kitchens and bathrooms need extractor fans – a cracked-open window won’t cut it.
💧 Moisture Ingress & Drainage
Your property must properly drain surface water.
That includes working guttering, downpipes, and if there’s a closed-off subfloor, an on-ground moisture barrier is required.
🌬 Draught Stopping Standard
Any gap letting air in – floors, doors, windows, ceilings or fireplaces – must be sealed.
If it’s letting in a draught, it needs fixing.
