Taking Photos

Whether you are aware of it or not, we always leave the house with a camera in hand. But, one side effect to always having a camera handy on our smartphone doesn’t necessarily mean we know the smartest way to use it.

We at Renthub view hundreds of listings, so we know what captures the renter’s eye when viewing properties.

  • Firstly, always add photos to your listings. Photos are what make or break your listing. People want to see the home before viewing. They want to get a feel of the property to ensure it is the right fit for them.
  • Secondly, take good photos. What is a good photo? A good photo shows exactly what it is you want to show. Everything comes down to having the right lighting. By having good, natural light where possible will make or break the photo. Bright photos make it easy to focus on what is in the photo ensuring it to be pleasing to the viewer. You want to avoid bad light as it makes the photo seem blurry or muddy. Remove any unwanted items from the image such as loose papers, rubbish, or anything that will make the photo look messy. Also, always make the bed. No one wants to look at a messy bed.
  • Thirdly, ALWAYS shoot in landscape.It not only captures more of the room, it also creates uniform imagery throughout all of your photos making it easier on the renter to view them all together.
  • Finally, take more photos than you think you will need. Try different types of lighting and from different spot in the room. This way you will have a great mix of images to choose from for your ad.

Making your ad stand out from the rest

When adding the details of your listing include the type of property. Is it a townhouse, house, unit, apartment etc? Mention the neighbourhood it is in using a catching term that will stand out from the others. For example, instead of saying “3 bed house in Te Atatu” try something like “Gorgeous family home in the wonderful area of Te Atatu, close to transport into the city and great schools for the little ones. Not to mention the stunning views of the city across the bay”. Also add whether you are happy for your tenants to have pets or not to avoid wasting yours and the renters time.

Remember to be honest. Try not to over exaggerate just to sound good because you will end up disappointing people and they will become sceptical or you and your ad.

One last thing that really gets renters attention is videos. Adding a video of the property gives the tenants the prospective of what the property is really like without having been there yet. Label each room in the video and maybe mention some of the best features of the room or the home. This will get the renters engaged and wanting to view more of the property, resulting in them contacting you for a viewing and possibly wanting to rent your home.
